Insight into the nuances of buying and selling in one of the country’s most complex urban markets.
The area on this page is hand-drawn: Florida Avenue NW on the south, North Capitol Street on the east, Channing Street on the north and about 2nd Street NW on the west, with the southwest corner following Florida Avenue’s diagonal. Rhode Island Avenue crosses the southern half and meets 1st Street at the commercial center. North Capitol Street is the busy arterial on the east edge, 1st Street is the main north-south residential spine, and the McMillan Reservoir and the Reservoir District redevelopment lie just beyond Channing Street.
North Capitol Street runs straight south to Union Station and the Capitol, and Rhode Island Avenue and Florida Avenue link the neighborhood to Shaw, Logan Circle and Northeast DC. Shaw-Howard U station, on the Green and Yellow Lines, is southwest of the neighborhood, and NoMa-Gallaudet U on the Red Line is southeast across North Capitol Street. Metrobus service runs on the bordering avenues, and the compact grid suits cycling.
Most daily stops are within a few blocks: restaurants, bars, coffee and food markets near 1st Street and Rhode Island Avenue, and a Sunday farmers market on R Street. Full-size grocery stores are outside the neighborhood, in Shaw, NoMa and along Rhode Island Avenue NE. The recreation center, pool and park at the Reservoir District sit just north of Channing Street.
