Bloomingdale is a rowhouse neighborhood in Northwest Washington DC, immediately north of Florida Avenue and west of North Capitol Street. The area on this page is hand-drawn to match the historic district: Florida Avenue on the south, North Capitol Street on the east, Channing Street on the north and about 2nd Street NW on the west. Listings along the west and east edges are sometimes marketed as LeDroit Park or Eckington, so the labels on individual sales vary.
Nearly all of the housing is attached. The earliest houses went up in the 1890s, and builders including Harry Wardman and Francis Blundon filled most of the remaining blocks by about 1916. The older three-story rows show turrets, projecting bays and carved stonework, while the later two-story brick rows sit farther back from the street behind large front porches. Some houses have been divided into condominium units, and carriage houses stand in some of the alleys on the northern blocks. Bloomingdale was designated a historic district in 2018.
The commercial center is small and walkable, clustered near 1st Street and Rhode Island Avenue NW, with restaurants, bars, a coffee shop and food markets. A farmers market operates on R Street on Sundays. Crispus Attucks Park, a community-managed green space of about an acre and a quarter, is tucked inside a block. Just north of Channing Street, the former McMillan sand filtration site is being redeveloped as the Reservoir District. A recreation and aquatic center and a 6.2-acre park opened there in 2024, and new townhouses followed in 2025; apartments and a grocery store are still to come.
There is no Metrorail station inside Bloomingdale. Shaw-Howard U station on the Green and Yellow Lines is to the southwest, and NoMa-Gallaudet U on the Red Line is to the southeast. Metrobus service runs on North Capitol Street, Rhode Island Avenue and Florida Avenue, and downtown is a short bike or car trip south.
I’m glad to walk you through how Bloomingdale’s whole rowhouses, two-unit conversions and alley dwellings compare.
