Insight into the nuances of buying and selling in one of the country’s most complex urban markets.
The area on this page follows the DC tax office’s assessment neighborhood: 16th Street NW on the west, Eastern Avenue and the Maryland line on the north and northeast, Georgia Avenue on the east, and Aspen Street on the south. That southern portion is the former Walter Reed campus, now The Parks at Walter Reed, which holds the new condominiums, apartments and the grocery-anchored marketplace. The older detached houses fill the flower- and tree-named streets to the north. Georgia Avenue carries the retail, and 16th Street is a residential arterial.
16th Street and Georgia Avenue are the two routes in and out, each with Metrobus service toward downtown DC and Silver Spring. Takoma and Silver Spring stations on the Red Line are each roughly a mile from the neighborhood, so many trips start with a bus, a bike ride or a longer walk. The Capital Beltway is a short drive north through Silver Spring, and Rock Creek Park’s roads and trails begin just west of 16th Street.
Groceries are handled at the Whole Foods Market in the marketplace at The Parks at Walter Reed, which also has smaller shops and restaurants. More storefronts line Georgia Avenue toward Eastern Avenue, and downtown Silver Spring adds a larger concentration of stores and dining just over the line. The Shepherd Park library branch is on Georgia Avenue, and Shepherd Elementary sits in the middle of the residential blocks.
