Insight into the nuances of buying and selling in one of the country’s most complex urban markets.
This page uses the DC tax office’s Glover Park assessment neighborhood. It runs from Whitehaven Park on the south to about Fulton Street on the north, and from Glover-Archbold Park on the west to Wisconsin Avenue on the east. Wisconsin Avenue holds the shops, restaurants and several apartment buildings. Tunlaw Road and 41st Street carry most of the condominium and co-op buildings, while the lettered and numbered streets between them, including Benton, W and 39th Streets, are rowhouse blocks.
Wisconsin Avenue is the main route in and out. The D80 and D82 buses follow it south through Georgetown to Foggy Bottom and downtown, and north toward Tenleytown and Friendship Heights. The D96 crosses to Dupont Circle, and the C85 links the neighborhood with Foggy Bottom and Tenleytown. Drivers use Wisconsin and Massachusetts Avenues, and the Glover-Archbold trail gives walkers a wooded route south toward Georgetown.
Most errands can be done on foot along Wisconsin Avenue, where a Whole Foods and a Trader Joe’s sit a few blocks apart among restaurants and other services. Guy Mason Park is just across the avenue, south of Calvert Street. Georgetown’s larger retail district is a short bus ride or a long walk to the south.

Glover Park is a two-product market: condominiums and co-ops account for about six in ten sales, and 1920s and 1930s rowhouses for most of the rest. The snapshot covers every closed sale inside the neighborhood boundary over the trailing twelve months through September 2026 — 59 condominiums, 37 rowhouses and semi-detached homes, and 1 detached house. Price per square foot uses interior living area.
Across all home types the median sale was $578,181 at about $552 per square foot, with a median of 27 days on market and sales averaging 95% of original list price. The median fell about 25% from the prior twelve months. Within segments, the condo median rose about 13% to $362,000 and the rowhouse median held near $1.26 million. Much of the overall change reflects the mix of homes that sold rather than a broad shift in values. Homes took longer to sell than a year earlier, at a median of 27 days versus 13.
