Renting vs. Buying: The Financial Advantage of Homeownership in the DC Area

In mid-2023, renting a DC one-bedroom cost only about $241 a month less than the average mortgage payment. Here’s why equity, stability and appreciation tip the scale toward buying for many people.

The Washington, DC area’s history, culture and strong job market have long made it an attractive place to live. But with housing costs and rents both rising, many people face a pressing question: should I buy or should I rent?

A tough rental market

In 2023 the DC-area rental market was exceptionally competitive, with record rents and would-be tenants bidding $250 to $600 a month or more over the asking rent (DCist). Every application also came with fees, sometimes $100 or more each.

Comparing the monthly numbers

At the time, the average monthly mortgage payment in DC was about $2,823, according to Business Insider, while the average rent for a one-bedroom was about $2,582. On the surface, renting saved about $241 a month. But that comparison leaves out the financial benefits of owning.

Wardman Insight
Every mortgage payment builds equity. Rent builds your landlord’s.
A $600,000 home appreciating 5% a year would gain about $165,000 in value over five years.

The financial benefits of owning

Building equity. With each mortgage payment, part goes toward your principal, increasing your ownership stake. It works like a forced savings plan.

Tax benefits. Homeowners may be able to deduct mortgage interest, property taxes and sometimes points paid on the loan. Talk with a tax advisor about your situation.

Stable payments. Rents can rise every year, but a fixed-rate mortgage keeps your principal and interest payment the same for the life of the loan.

Appreciation potential. Home values have historically appreciated over time, though the rate varies by year and location, and past performance doesn’t guarantee future results. As an example, a $600,000 home appreciating 5% a year would gain about $165,000 in value over five years.

Freedom to customize. Owners can renovate and personalize without asking a landlord’s permission.

A long-term investment. Owning builds financial security over time, while rent provides a place to live but no return on investment.

The bottom line

Buying may cost more up front, but for many people the long-term benefits of equity, stability and appreciation make it the smarter financial decision. Everyone’s finances and lifestyle are different, so do your research and talk with experts. Ready to explore owning? Learn about buying with Wardman or schedule a consultation.
