Living in Annandale

An overview of Annandale’s postwar subdivisions, its parks and its restaurant-filled center on Little River Turnpike.
Annandale sits just inside the Capital Beltway in Fairfax County, where Little River Turnpike, Columbia Pike and Backlick Road come together. Named in 1830, it remained farmland until suburban building arrived after the Second World War. This page follows the Census-defined Annandale area, which stretches from Braddock Road north to Holmes Run and Arlington Boulevard, with the Beltway on the west and the Lake Barcroft and Lincolnia areas on the east. Housing covers a wide range. Detached houses account for a little over half of sales and date mostly from the 1950s through the 1970s: brick ramblers and split-levels in subdivisions like Broyhill Crest and Columbia Pines, and the glass-walled mid-century modern houses of Holmes Run Acres, a National Register historic district. Garden condominiums such as Fairfax Heritage and Heritage Court offer the lowest prices in Annandale, and townhouse communities, Lafayette Village among them, fill the middle. Newer infill houses have pushed the top of the range above $3 million. The center of Annandale, along Little River Turnpike and Columbia Pike, holds a dense concentration of restaurants, bakeries and markets, alongside supermarkets and everyday services. Mason District Park on Columbia Pike has trails, courts, fields and an amphitheater, and Annandale Community Park holds the Hidden Oaks Nature Center. County stream-valley parks follow Accotink Creek and Holmes Run. Annandale has no Metrorail station. Buses run along Little River Turnpike and Columbia Pike toward the Pentagon and Alexandria, and the nearest Orange Line station is Dunn Loring-Merrifield to the north. The Beltway has interchanges at Arlington Boulevard, Gallows Road, Little River Turnpike and Braddock Road, and I-395 is a few miles east, so Tysons, the Pentagon and downtown DC are all practical drives. Little River Turnpike is slow through the center at peak hours. I’m glad to help you narrow down Annandale’s subdivisions and condominium communities and to share recent sales in each.

In-Depth Market Analysis

Annandale Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

Annandale recorded 346 closed sales in the past 12 months, down from 376 the year before. Detached houses accounted for 186, townhouses for 93 and condominiums for 67. Condominium sales fell the most, from 94 to 67. The largest share of homes sold was built in the 1960s, followed by the 1950s and 1970s, with a small group of new houses from the 2020s. Overall, 188 sales closed at or above the original list price.

Pricing Dynamics

The overall median was about $698,500, essentially unchanged from $700,000. That flat figure hides movement underneath: the detached median rose from $840,000 to about $895,000, townhouses held near $623,000 and condominiums edged up from about $250,000 to $260,000. Price per square foot was $330 against $329. The range is unusually wide, from $125,000 for a small condominium to about $3.2 million for a new house.

Buyer Profile

Each segment has its own demand. Condominiums, priced between $125,000 and $410,000, sold in a median of 7 days. Detached houses sold in 8 days at 99.7 percent of original list price, an improvement on the prior year’s 98.7 percent. Townhouses also sold in 8 days. Renovated mid-century houses and new construction occupy the upper tier.

Strategic Outlook

The market has been stable for two years, with identical marketing times and nearly identical price per square foot. Detached values have continued to rise modestly, and new infill houses are extending the top of the range. Fewer condominium sales may reflect fewer listings rather than weaker demand, given how quickly those units sold. Rates and regional employment remain the open questions, and past results do not guarantee future prices.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value
