Living in Marshall Heights

An overview of Marshall Heights, its streets, housing types, recreation and Metrorail access.
Marshall Heights occupies the eastern corner of Southeast Washington DC, a triangle of residential streets against the Maryland line. The area on this page follows the DC tax office’s Marshall Heights assessment neighborhood, bounded by East Capitol Street on the north, Central Avenue SE on the northeast, Southern Avenue on the southeast and Benning Road SE on the west. The housing is mostly low-rise and brick. Two-story semi-detached houses from the 1940s are the most common type on the lettered streets and places, such as B Street, Call Place, Drake Place and Bass Place. Detached houses, including bungalows from the neighborhood’s late-1930s building period and newer infill houses built since 2000, make up about a third of recent sales. Glenncrest, which opened in 2008 with 211 detached and semi-detached houses near Benning Road and 51st Street, added a newer section, and a few small condominium buildings round out the stock. Recreation is close at hand, with the Woody Ward Community Center (formerly Benning Park) on Southern Avenue offering a gym, outdoor pool and playground, and the 376-acre Fort Dupont Park a short distance west of Benning Road. Retail within the boundary is limited to small stores along Benning Road and East Capitol Street, so most grocery shopping means a short drive or bus ride to larger centers elsewhere in the city or in nearby Maryland. Two stations on the Blue and Silver lines frame the neighborhood: Benning Road at the northwest corner, and Capitol Heights just over the District line in Maryland near the northeast corner. Trains run west to Capitol Hill and downtown, and the Silver Line continues to Northern Virginia. East Capitol Street and Central Avenue are the main driving routes, with the Beltway a few miles east. I’m glad to walk you through recent sales street by street, since a small number of closings each year makes individual comparisons especially important here.

In-Depth Market Analysis

Marshall Heights Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

Sales volume was low: 31 closings in the twelve months ending September 30, 2026, fewer than half the 66 recorded in the prior period. Semi-detached houses and rowhouses accounted for 18, detached houses for 10 and condominiums for 3. The median time on market rose to 69 days from about 40. With so few sales, every figure here should be read as an indication, not a precise measure.

Pricing Dynamics

The median closed price was about $410,000, roughly 6 percent above the prior period’s $385,000, but with only 31 sales that change is a small-sample reading. The median price per square foot was $240, compared with $251 a year earlier. Sales ranged from $72,000 to $660,000. Sellers typically received about 93 percent of the original list price, and 14 of 31 closed at or above it.

Buyer Profile

Attached houses were the most active segment, with 18 sales at a median near $420,000, and 11 of them closed at or above the original list price. Detached houses had a median near $397,000 across 10 sales and took a median of about 72 days. Five recent sales were houses built in the 2020s, all newly finished infill. The three condominium sales were slow and well below list.

Strategic Outlook

Longer marketing times and fewer closings suggest sellers should expect patience to be part of the process, even though the median price edged up. Houses that are renovated or newly built and priced close to recent closed sales have had the clearest path to a contract. Given the thin volume, the median could move noticeably in either direction next year without signaling a real shift.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value

1940s Semi-Detached Houses

Detached Bungalows
Professionally built bungalows were well underway by the late 1930s, and one-story and story-and-a-half detached houses remain scattered through the grid. Ten detached houses sold in the past twelve months at a median near $397,000.
Glenncrest
Glenncrest opened in 2008 with 211 detached and semi-detached houses on the former Eastgate Gardens site near Benning Road and 51st Street. It is the largest group of newer houses in the neighborhood, with a more uniform streetscape than the older blocks.
