Living in Fort Dupont Park

An overview of the streets around Fort Dupont Park, their housing, green space and transit.
Fort Dupont Park is both a 376-acre wooded park managed by the National Park Service and the name used for the residential streets around it in Southeast Washington DC. The area on this page follows the DC tax office’s Fort Dupont Park assessment neighborhood. It runs from East Capitol Street south to Pennsylvania Avenue at Southern Avenue, and from the Minnesota Avenue side east to Benning Road SE and the Maryland line, taking in Benning Ridge between Ridge Road and Benning Road and the Fort Davis blocks near Southern Avenue. Most of the housing dates from the 1940s and 1950s. Two-story brick semi-detached houses are the most common type, followed by detached houses and brick rowhouses, set on hilly streets such as Hildreth Street, Ridge Road, G Street and Fort Davis Street. Many have front porches, rear yards and a driveway or alley parking. A small number of garden condominiums round out the stock, and a few houses from the 1920s and 1930s remain on the older blocks. The park itself is the main amenity. The unpaved Fort Circle Hiker-Biker Trail runs through it, with about 10 miles of spur trails, picnic areas, space for gardening and a long-running summer concert series. Fort Dupont Ice Arena on Ely Place reopened in December 2025 after a $39 million renovation. Fort Chaplin and Fort Davis parks extend the green corridor to the northeast and southwest. Shopping is modest inside the area, with small centers along Minnesota Avenue, Benning Road and Pennsylvania Avenue; larger grocery trips usually mean a drive to Skyland Town Center, anchored by a Lidl. Benning Road station on the Blue and Silver lines sits at the northeast corner, at East Capitol Street and Benning Road, and Minnesota Avenue station on the Orange Line is a short distance north. East Capitol Street, Pennsylvania Avenue and DC-295 are the main driving routes, and Ridge Road and Alabama Avenue cross the area. I’m glad to walk you through how the different blocks around the park compare on house type, lot and distance to Metro.

In-Depth Market Analysis

Fort Dupont Park Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

There were 90 closed sales in the twelve months ending September 30, 2026, compared with 99 in the prior period. Semi-detached houses and rowhouses accounted for 62, detached houses for 23 and condominiums for 5. Homes sold faster than a year ago, with a median of 22.5 days on market against 32. Condominium sales fell from 14 to 5, so nearly all current activity is in houses.

Pricing Dynamics

The median closed price was about $375,000, roughly 7 percent above the prior period’s $350,000, while the median price per square foot was nearly flat at $261. Part of the higher median reflects fewer low-priced condominium sales in the mix. Sales topped out just under $600,000. Sellers typically received about 96 percent of the original list price, and 39 of 90 sales closed at or above it.

Buyer Profile

Semi-detached houses and rowhouses drew the most consistent demand: 62 sold at a median near $375,000 in a median of 21 days, and 30 closed at or above the original list price. Their prices fell in a fairly tight range, from about $183,000 to $490,000. Detached houses had a median near $400,000 and took a median of 35 days. The five condominium sales were all under $150,000.

Strategic Outlook

Shorter marketing times and firmer results against list price point to a steady market for well-prepared houses, particularly attached homes priced near the recent median. The flat price per square foot suggests values are holding rather than climbing quickly. Detached houses showed a lower median than a year ago, so sellers in that segment should lean on the most recent comparable sales.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value

Fort Dupont Park Housing & Architecture

Brick semi-detached houses, rowhouses and detached houses from the 1940s and 1950s on hilly streets bordering parkland.
Brick Semi-Detached Houses
Two-story brick semi-detached houses are the signature type, making up 39 of 90 recent sales. Most date from the 1940s and 1950s and have a front porch or stoop, a rear yard and often a side driveway.
Mid-Century Rowhouses
Interior and end-unit brick rowhouses of the same period line several blocks north and east of the park. Combined with semi-detached houses, the attached segment had a median near $375,000 and a median of 21 days on market.
Detached Houses
Detached houses sit on somewhat larger lots scattered through the area, often on the blocks nearest the parkland. Twenty-three sold at a median near $400,000, up to just under $600,000.
Older Houses
A smaller group of houses from the 1920s and 1930s remains on the older blocks. A dozen recent sales fell in those two decades, and condition varies widely from house to house.
Garden Condominiums
A few low-rise garden condominium buildings offer the lowest prices in the area. Only five units closed in the past twelve months, from $50,000 to $145,000, so check fees, reserves and loan eligibility building by building.
The Park Edge
Streets that border Fort Dupont, Fort Chaplin and Fort Davis parks back onto woods rather than other houses. The 376-acre main park is federal land managed by the National Park Service, so that edge is not open to development.
