Eckington sits in Northeast Washington DC, directly east of North Capitol Street and north of Florida Avenue. Rhode Island Avenue forms the north side, and the Metrorail Red Line and rail yard form the east. This page uses the DC tax office’s assessment neighborhood, clipped at North Capitol Street so that Bloomingdale is treated separately. A few sales inside it carry NoMa labels because the southern blocks blend into that district.
The neighborhood was subdivided in 1887 from a former estate, and most of its rowhouses went up during a building boom in the first three decades of the twentieth century. These brick rows fill the western and central blocks between North Capitol Street and 4th Street NE. The eastern and southern blocks were long industrial, and that land has been turning into housing: Eckington Yards, a four-building complex of apartments and condominiums with retail between the buildings, was completed in 2021 on Eckington Place. Condominiums now make up about 40 percent of sales, in both converted rowhouses and newer elevator buildings.
Alethia Tanner Park, opened in 2020, lies along the east edge beside the Metropolitan Branch Trail, a paved path that runs south to NoMa and Union Station. Retail inside Eckington is limited to corner stores, a few restaurants and the newer shops at Eckington Yards. Larger grocery stores and the Union Market district are close by in NoMa and across the tracks.
Two Red Line stations bracket the neighborhood, both just outside the boundary. NoMa-Gallaudet U is south of Florida Avenue, and Rhode Island Ave-Brentwood is off the northeast corner. North Capitol Street, New York Avenue and Rhode Island Avenue give drivers direct routes downtown and out of the city, with the trade-off of traffic on those edges.
I’m glad to help you weigh an Eckington rowhouse against one of the newer condominiums near the trail.
