Living in Sugarland Run

An overview of Sugarland Run’s contemporary housing, trail network, shared amenities and road connections.
Sugarland Run is a planned community in the eastern corner of Loudoun County, north of Route 7 and a few miles south of the Potomac River. It was incorporated in 1971 and takes its name from the stream that flows toward the Potomac along its east side. This page uses the Census-designated place of Sugarland Run, which is wider than the original planned community: it also takes in adjoining subdivisions such as Mirror Ridge, Seneca Ridge, Westerley, Cardinal Glen and Richland Forest, and its southwestern side reaches Route 7. Homes carry a Sterling mailing address. The original sections stand out for their architecture. The detached houses were built in a California contemporary style, with vaulted ceilings and modern exteriors, in four models named Balboa, Laguna, Malibu and Redondo. Some have garages and others carports, and many owners have added on over the years. Townhouses followed in the 1970s and 1980s, most of them backing onto paved trails, woods or streams. The adjoining subdivisions add further houses and townhouses. Over the past 12 months the area recorded 114 closed sales: 62 detached houses and 52 townhouses. Common amenities are a large part of the setting. The Sugarland Run Homeowners Association maintains a community center, an Olympic-size pool with a separate wading pool, tennis, basketball and volleyball courts, a multi-purpose field, a fishing lake, playgrounds and roughly 26 miles of paved, wooded walking trails. Two public elementary schools, Sugarland and Meadowland, sit within the community. Grocery stores, restaurants and services are found along Route 7 and in the neighboring Cascades and Sterling shopping areas, generally a short drive away. Getting around is mostly by car. Route 7 leads west to Leesburg and east to Reston, Tysons and Interstate 495. Route 28 runs south to Dulles International Airport, and the Fairfax County Parkway heads south toward Reston and Herndon. There is no Metrorail station in the community; the Silver Line stations in Reston and Herndon are the closest rail options and are reached by car or bus. Loudoun County Transit lists a local Sugarland Run Connector route (Route 80). I’m glad to show you how the original contemporary homes and the adjoining subdivisions compare, and to pull recent sales for the streets you are considering.

In-Depth Market Analysis

Sugarland Run Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

The area recorded 114 closed sales in the 12 months through September 2026, compared with 122 in the prior 12 months. Detached houses made up 62 of them and townhouses 52. Homes sold quickly, with a median of 6 days on market, down from 8 days a year earlier. Detached houses went under contract in a median of 5 days and townhouses in about 6.5 days.

Pricing Dynamics

The median closed price was about $620,500, roughly 1.9 percent below the $632,500 of the prior year, at a median of $307 per square foot. The dip is partly a matter of mix, since townhouses were a larger share of sales this year. Detached houses had a median near $682,500, compared with about $697,500, and townhouses held near $475,000. The typical sale closed just above the original list price.

Buyer Profile

Detached houses drew the firmest demand: 45 of 62 closed at or above the original list price, and the segment closed at about 101 percent of original list overall. Townhouses were steadier, with 31 of 52 closing at or above the original list price and the segment closing at about 99 percent of original list overall. Detached sales ranged from about $416,000 to $1,426,000, a wide spread that reflects differences in size, age and condition.

Strategic Outlook

Prices have been flat to slightly lower over the past year while market times shortened, which points to a market that is clearing quickly at current price levels. Most homes here were built in the 1970s and 1980s, so updates to kitchens, baths, roofs and mechanical systems are likely to keep separating the quick, full-price sales from the slower ones. The contemporary floor plans are a distinct product, and pricing them against conventional colonials takes care.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value

Sugarland Run Housing & Architecture

Contemporary houses and townhouses from the original 1970s plan, joined by adjoining subdivisions that the Census boundary also includes.
California Contemporary Houses
The original detached houses were built in a California contemporary style with vaulted ceilings and modern exteriors, unlike the colonials common nearby. They came in four models: Balboa, Laguna, Malibu and Redondo.
Garages, Carports and Additions
Some original houses were built with garages and others with carports. Over five decades many owners have added garages, carports or living space, so two houses of the same model can differ widely in size and layout.
Original Townhouses
Townhouses were built in the 1970s and 1980s in at least four models. Most back onto paved walking trails, woods or streams. The 52 townhouse sales in the area over the past year had a median near $475,000.
Adjoining Subdivisions
The Census boundary also covers subdivisions that sell under their own names, including Mirror Ridge, Seneca Ridge, Westerley, Cardinal Glen and Richland Forest. Their homes sell under those names and are counted in this page’s figures.
Trails and Common Land
About 26 miles of paved trails run through wooded common land, connecting homes to the pool, courts, lake and schools. Many lots back directly to this open space instead of to another row of houses.
Three Associations
The planned community is governed through three associations: Sugarland Run, Sugarland Square and Sugarland Run Townhouse. Which one applies, and what the dues cover, depends on the address and should be confirmed before an offer.
