Living in South Riding

An overview of South Riding’s planned streets, shared amenities, retail centers and commuting options.
South Riding is a planned community in southeastern Loudoun County, set just south of Route 50 and west of the Fairfax County line. It was established in 1995 and built out over the following two decades under a single association, South Riding Proprietary, which still owns and manages the common areas. Homes here carry a Chantilly mailing address, which sometimes causes confusion with Chantilly in Fairfax County a few miles east. The housing is a planned mix. Townhouses accounted for about 58 percent of the past year’s sales and detached houses about 38 percent, with a small condominium segment at East Gate. About half of the homes sold were built in the 2000s, with the earliest sections from the late 1990s and later ones from the 2010s. Detached houses are mostly colonials with two-car garages, some backing to ponds, woods or the golf course. Daily errands stay inside the community. The South Riding Town Center and nearby retail along Route 50 hold supermarkets, restaurants, medical offices and services. The association runs several outdoor pools and maintains about six miles of trails along with ponds, courts and playgrounds. Loudoun County’s Dulles South Recreation and Community Center, on Riding Center Drive, adds indoor pools and a rock climbing wall, and South Riding Golf Club opened in 1997. There is no Metrorail station in South Riding. Route 50 runs east to Route 28 and on to I-66, and Loudoun County Parkway runs north toward the Dulles Greenway and the Silver Line. Loudoun County Transit runs weekday commuter buses from the East Gate park-and-ride on Tall Cedars Parkway to Washington DC, Rosslyn, the Pentagon and Crystal City, and local Route 381 links the community and the park-and-ride with the Silver Line’s Loudoun Gateway station. Dulles International Airport is about ten miles away. I’m glad to explain how South Riding’s sections differ in age, lot size and association fees, and to share recent sales for the home type you are considering.

In-Depth Market Analysis

South Riding Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

South Riding recorded 296 closed sales in the past 12 months, close to 289 the year before. Townhouses accounted for 171, detached houses 112 and condominiums 13. The median time on market was 8 days in both periods, so the pace has been steady. With roughly 25 sales a month across a community of fairly uniform age, comparable sales are usually recent and close by.

Pricing Dynamics

The median sold price was about $763,500, up 3.1 percent from roughly $740,000, at a median of $282 per square foot. Townhouses had a median near $655,000, up from $632,000, and detached houses about $1,082,500, up from $1,040,000. Homes sold for 99.4 percent of original list price on average. The condominium median near $420,000 rests on only 13 sales.

Buyer Profile

Demand is consistent across the two main products. Detached houses sold in a median of 7 days and townhouses in 8, both close to full list price. Detached sales ran from about $765,000 to $1,875,000 and townhouses from about $465,000 to $925,000. Condominiums took longer, a median of 21 days on a small sample. Garage townhouses and updated colonials on lots backing to open space draw the quickest offers.

Strategic Outlook

Prices have risen modestly for both townhouses and detached houses while the sales pace has held at about a week. Only 10 of the past year’s sales were homes built in the 2020s, so supply depends mostly on resales. That supports stable conditions rather than rapid gains. Sellers who price to recent comparable sales are finding buyers quickly, and buyers should be prepared to act within the first week.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value

South Riding Housing & Architecture

South Riding was built as one planned community from 1995 onward, with townhouse, detached and condominium sections sharing the same amenities.
Townhouses
The largest segment, at about 58 percent of recent sales. Most are three-level homes with one- or two-car garages built from the late 1990s through the 2010s. The past year’s sales ranged from about $465,000 to $925,000.
Detached Colonials
Detached houses made up about 38 percent of sales, with a median near $1,082,500. Most are brick-front or sided colonials with two-car garages, finished lower levels and lots along cul-de-sacs or common open space.
Golf Course Sections
South Riding Golf Club, designed by Dan Maples and opened in 1997, runs through part of the community. Homes along its fairways trade a wider outlook for the activity of a working course behind the lot.
Lakeside and Amberlea
Amberlea at South Riding and Lakeside at South Riding are named sections that appear regularly in recent sales, with 24 and 11 closings in the past year. Both share the main association amenities.
East Gate Condominiums
A small condominium segment sits at East Gate, toward the eastern end of Tall Cedars Parkway near the park-and-ride. Thirteen condominiums sold in the past year, from about $300,000 to $525,000.
Association Amenities
South Riding Proprietary maintains several outdoor pools, about six miles of trails, ponds, courts and playgrounds. Buyers should review the association’s fees, rules and budget along with the resale documents for any home.
