Living in River Creek

A guide to River Creek’s riverside setting, golf course, housing and connections to Route 7.
River Creek is a gated golf community in Loudoun County with a Leesburg mailing address, located north of Route 7 on the land where Goose Creek meets the Potomac River. Water borders it on two sides, and the golf course runs through the middle of the residential streets. The boundary on this page is approximate: it is drawn around the homes that sold under the River Creek name in the MLS over the past year, so it follows the built-up part of the community and may leave out some open land at the edges. Homes here date from the 1990s and 2000s. Of the 57 closed sales in the past 12 months, 23 were detached houses and 34 were attached homes, mostly townhouses along with two semi-detached houses. This is a higher-priced market: detached houses sold at a median of about $1,475,000 and attached homes at about $932,500. Many properties look onto fairways or woods, and lot sizes and views vary a good deal from street to street. Amenities are a central part of the community. The River Creek Club runs an 18-hole golf course and clubhouse, with golf privileges usually a separate paid membership. The community has pools, tennis courts, more than seven miles of trails and Confluence Park at the rivers’ meeting point, with a floating dock for canoes and kayaks. Current association and club fees should be confirmed for any home. Grocery stores and restaurants are outside the gates, a short drive away along the Route 7 corridor in Lansdowne and Leesburg. Route 7 is the link to everything else, running west into Leesburg and east toward Ashburn, Sterling and Tysons. There is no Metrorail station nearby; the Silver Line’s Ashburn station is the closest and is reached by car. Loudoun County Transit operates commuter bus service from park-and-ride lots in the Leesburg area. I’m glad to tour River Creek with you, explain how views and locations within the gates affect value, and share the recent sales behind these figures.

Location & Neighborhood

North of Route 7 and east of Leesburg, where Goose Creek flows into the Potomac River.

The boundary on this page is approximate, drawn around the homes that sold under the River Creek name in the MLS. The Potomac River lies to the north and Goose Creek to the east. The southern side stops short of Route 7, which is a short drive from the gated entrance, and the western side faces the eastern edge of Leesburg. Residential streets and townhouse squares wind around the golf course in the center, and the clubhouse and Confluence Park sit toward the water.

One Way In, Rivers Beyond

All trips begin through the community gate and out to Route 7, which runs west into Leesburg and the Route 15 corridor and east toward Ashburn, Sterling and Tysons. The Dulles Greenway and the Silver Line’s Ashburn station are farther south and reached by car. Because the rivers close off two sides, there is no through traffic inside the community.

Inside the gates, the clubhouse provides dining, and the community has pools, tennis courts, trails and a floating dock at Confluence Park. Everyday shopping is outside the community, a short drive along Route 7 in Lansdowne to the east and in Leesburg to the west. Golf privileges usually need a separate club membership.

  • Lansdowne — east, across Goose Creek
  • Leesburg — west, along Route 7
  • Potomac Station — west, toward Leesburg
  • Ashburn — southeast, along Route 7
  • Potomac River — north, with Maryland on the far bank

In-Depth Market Analysis

River Creek Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

River Creek recorded 57 closed sales in the 12 months through September 2026, compared with 53 in the prior 12 months. Attached homes accounted for 34 sales in both years, and detached sales rose from 19 to 23. The median time on market was 10 days, up from 7. Attached homes moved in a median of 7 days, while detached houses took a median of 22 days, compared with 14 a year earlier.

Pricing Dynamics

The median closed price was about $1,200,000, up roughly 9.6 percent from $1,095,000, at a median of $276 per square foot. With only 57 sales, that change is sensitive to mix: detached houses were a larger share this year. Detached houses had a median near $1,475,000, up from $1,375,000. Attached homes had a median near $932,500, down from about $992,000. The typical sale closed at about 97.6 percent of the original list price.

Buyer Profile

Attached homes between about $705,000 and $1,555,000 saw the quickest demand, with half of the 34 sales closing at or above the original list price. Detached houses sold more slowly and with more negotiation: 7 of 23 closed at or above the original list price, and the segment closed at about 96 percent of original list overall. Sales reached about $2,137,500 at the upper end.

Strategic Outlook

The year shows rising detached prices alongside longer market times and more negotiation in that segment, while townhouses sold quickly at somewhat lower prices than the year before. In a community this size, a few sales can move the medians, so comparisons should be made home by home, with attention to view, lot position and condition. Pricing a detached house close to recent comparable sales appears to matter more than it did a year ago.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value
