Living in Montclair

An overview of Montclair, its lake and golf course setting, housing, daily conveniences and commute.
Montclair is a planned community in eastern Prince William County built around a man-made lake and a golf course. Development began in the late 1960s and the original community was largely built out during the 1990s, with a few adjoining subdivisions added in the 2000s. It sits between Dale City to the north and Route 234, also called Dumfries Road, to the southwest, a few minutes west of Interstate 95. Most homes carry a Dumfries mailing address, and some in the northern part use Woodbridge. Detached houses account for about two-thirds of recent sales. They are mostly colonials, split-levels and contemporaries from the 1970s, 1980s and 1990s on wooded lots, some with lake frontage or golf course views. Townhouses make up most of the rest, and condominiums are rare. The Census boundary used for this page also takes in neighboring communities such as Southlake at Montclair and Lake Terrapin, and includes an age-restricted section off Route 234. Lake Montclair is the center of the community. The Montclair Property Owners Association maintains the lake and its beaches, and use of both follows association rules. The golf course winds through the middle of the community. Shopping centers along Route 234 cover groceries and services, and the county library system has a Montclair branch. Prince William Forest Park, a large national park with hiking trails and cabins, is just across Route 234. Commuters drive Route 234 to Interstate 95 and its Express Lanes, or use the commuter lots along Route 234, where OmniRide’s Montclair express buses leave for Washington DC. There is no rail station in Montclair; VRE’s Fredericksburg Line stops at Rippon and Quantico, and Franconia-Springfield is the nearest Metrorail station. I’m glad to show you how lake-area streets, golf course lots and the townhouse sections differ in price, association rules and setting.

In-Depth Market Analysis

Montclair Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

Montclair recorded 306 closed sales in the 12 months through September 2026, up from 255 the year before. Detached houses accounted for 208 of them and townhouses for 97, with a single condominium sale. The median time on market was 11 days, compared with 8 days a year earlier, and detached houses and townhouses moved at nearly the same pace.

Pricing Dynamics

The overall median was about $602,500, roughly 2 percent below the prior year, at $237 per square foot. The detached median edged up to about $660,000 from $655,000, and the townhouse median was about $445,000, near last year’s $450,000. A larger share of townhouse sales this year pulled the overall median down. Sellers received more than 99 percent of original list price on average.

Buyer Profile

Detached houses around a median near $660,000 are the core of demand, and about six in ten sales across all types closed at or above the original list price. Townhouses in the low to mid $400,000s sold in a median of 11 days. At $237 per square foot overall, much of what buyers pay for here is floor area, lot and the lake and golf setting.

Strategic Outlook

Sales volume grew by about a fifth while prices held close to level, which points to steady demand meeting more listings. Homes are taking a few days longer to sell than last year, though most still go under contract within two weeks. If that balance continues, updated houses near the lake should keep selling quickly, while homes needing kitchens, baths or systems work may need to price for it.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value

Montclair housing ranges from 1970s contemporaries near the lake to 2000s colonials at the edges, nearly all detached houses and townhouses.
Lake-Area Houses
The streets off Waterway Drive nearest Lake Montclair hold some of the community’s earliest houses, from the 1970s and 1980s. Lakefront and lake-view lots are limited in number and usually trade at the top of the detached range.
Golf Course Sections
Several MLS sections are labeled Country Club, reflecting streets that border the fairways in the middle of the community. Houses here are mostly colonials and contemporaries from the 1980s with garages and wooded or fairway-facing rear yards.
1980s and 1990s Colonials
The largest share of sales comes from two-story colonials and split-levels built in the 1980s and 1990s on cul-de-sacs throughout Montclair. Typical features include attached garages, decks and finished lower levels.
Townhouse Sections
Townhouses are about a third of sales, at a median near $445,000 and a range from about $290,000 to $725,000. Older sections sit inside the original community, with larger garage townhouses in the later subdivisions.
Southlake and Lake Terrapin

2000s Subdivisions
Homes built in the 2000s are nearly a quarter of recent sales and sit mostly in subdivisions at the outer edges, such as Beau Ridge Estates. Each has its own association, so compare dues, rules and amenities before touring.
