Living in Franklin Farm

An overview of Franklin Farm, its planned open space, its housing and the wider area around it.
Franklin Farm is a planned community in the Oak Hill area of western Fairfax County, southwest of Reston and south of the Town of Herndon, and most addresses carry a Herndon mailing address. It takes its name from a farm that grew to 827 acres before it was sold for development, and the community was established in 1980. Today it holds 1,777 homes in 27 neighborhoods. The area on this page is wider than that. It uses the Census-designated place, of which the planned community covers a little less than a third, and it also takes in Franklin Glen, Chantilly Highlands and a share of Fox Mill Estates. Detached houses are the main product. They accounted for 155 of 182 sales in the past 12 months, and townhouses made up the other 27. About two-thirds of the homes that sold were built in the 1980s, with a group from the 1970s and some from the 1990s. There were no condominium sales. Within the planned community, the Franklin Farm Foundation oversees about 180 acres of open space, 13 miles of trails, six fishing ponds, two swimming pools, six tennis courts, three multipurpose courts and 14 tot lots. Frying Pan Farm Park, a county park with a working demonstration farm, is just outside the boundary to the north. Groceries and services are at Franklin Farm Village Center, anchored by Giant, on Franklin Farm Road, and at centers along Centreville Road and Route 50. The Fairfax County Parkway runs through the middle and is the main route, with interchanges at Route 50 to the south and the Dulles Toll Road to the north. The Silver Line’s Herndon and Innovation Center stations are a short drive north, and Herndon station has a commuter parking garage of about 3,500 spaces. Fairfax Connector buses also serve the area. Dulles International Airport is close by to the northwest. I’m glad to explain how the neighborhoods inside the Franklin Farm association differ from the surrounding communities on this page.

In-Depth Market Analysis

Franklin Farm Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

The Franklin Farm area recorded 182 closed sales in the 12 months through September 2026, up from 161 in the prior period. Detached houses accounted for 155 and townhouses for 27. The median time on market was 5 days in both years. More homes came to market and sold, and the pace of absorption did not slow, which indicates demand kept up with the added supply.

Pricing Dynamics

The median sale price was about $925,000, essentially level with $921,000 a year earlier. The detached median was about $955,000, compared with $965,000, and the townhouse median was $575,000, compared with $566,500. The median price per square foot was $339, up slightly from $333. Sales averaged just over 100 percent of the original list price, down from about 102 percent.

Buyer Profile

Detached houses drew the most competition: 107 of 155 closed at or above the original list price, with a median of 5 days on market. Townhouses were slower, at a median of 11 days, and 12 of 27 closed at or above the original list price. Sale prices ran from $420,000 for the least expensive townhouse to about $2.17 million for the highest-priced detached house.

Strategic Outlook

Prices are flat, volume is up and marketing times remain short, which reads as a balanced and active market rather than a rising one. The slight easing in the sale-to-list ratio suggests buyers are paying close to asking rather than well beyond it. Townhouses show more room for negotiation than detached houses. Rates and seasonal inventory will shape the next year.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value
