Living in Broadlands

An overview of Broadlands, its housing, green space, village retail and access to the Silver Line.
Broadlands is a planned community of about 1,500 acres in eastern Loudoun County, set just south of the Dulles Greenway between Ashburn and Brambleton. Van Metre began developing it in the 1990s, and the homeowners association was incorporated in 1995. The plan kept its wetlands and stream valleys as open space, and the community is certified as a Community Wildlife Habitat by the National Wildlife Federation. The housing is split almost evenly between detached houses and townhouses, with very few condominiums. Detached houses were about half of the past year’s sales, mostly colonials from the late 1990s and 2000s with garages and finished lower levels. Townhouses made up most of the rest. About a fifth of the homes sold were built in the 2020s, largely in Demott & Silver, a Van Metre section of townhouses and townhouse-style condominiums toward the Metro station. Shopping is built into the plan. Broadlands Village Center and the other retail centers along Claiborne Parkway and Broadlands Boulevard hold supermarkets, restaurants and services, so most errands stay within the community. The association maintains three pools, a community center with a fitness center, tennis courts and a network of trails that follow the stream valleys, and the Broadlands Nature Center offers programs on local wildlife. The commute is the practical draw. The Dulles Greenway has exits at Claiborne Parkway and at Ashburn Village Boulevard, leading east to Dulles Airport, Reston and Tysons. The Silver Line’s Ashburn station sits just past the community’s southeastern corner, with parking garages and Loudoun County Transit’s local Route 373 from Broadlands. Dulles International Airport is a short drive east on the Greenway. The Greenway is a toll road, so regular users should include tolls in their monthly budget. I’m glad to show you how prices differ between the earlier sections, Broadlands South and the newer homes near the station, and which fit your priorities.

In-Depth Market Analysis

Broadlands Market Insights

How pricing trends, absorption rates, and inventory levels are shaping buying and selling

Inventory & Absorption

Broadlands recorded 143 closed sales in the past 12 months, down from 157 the year before. Detached houses accounted for 72, townhouses 67 and condominiums only 3. The median time on market fell to 6 days from 8, and 85 of the 143 sales closed at or above the original list price. Low turnover and fast absorption mean buyers often have only a handful of comparable homes to consider at any one time.

Pricing Dynamics

The median sold price was about $860,000, up 3.7 percent from roughly $830,000, at a median of $286 per square foot. That rise is a mix effect: detached houses grew from 63 sales to 72 while townhouses fell from 85 to 67. Within each product, medians eased, to about $1,115,000 from $1,200,000 for detached houses and to $650,000 from about $669,000 for townhouses.

Buyer Profile

Detached houses are the fastest product, selling in a median of 5 days and averaging 100.3 percent of original list price. Townhouses took a median of 9 days, an improvement on 12 a year earlier, and averaged 99.2 percent of list. Detached sales ranged from about $780,000 to $2 million and townhouses from about $515,000 to $900,000. Three condominium sales are too few to describe a trend.

Strategic Outlook

The headline median is rising while medians inside each product have slipped, so the direction is better described as steady than as climbing. Speed remains the defining feature, with most homes under contract within a week. Sellers should price to recent sales of the same product instead of the overall median. Buyers should have financing and inspection plans ready before a listing appears.

Market Position Overview:

Inventory Level: Balanced with selective competition

Negotiation Environment: Moderate flexibility

Typical Days on Market: 25-45 (well-priced units)

Rental Demand: Consistent due to transit proximity

Long- Term Outlook: Stable, walkability-driven value

Broadlands Housing & Architecture

Broadlands was planned in the 1990s around preserved stream valleys, with detached houses, townhouses and newer homes near the Metro station.
Detached Colonials
Detached houses were about half of recent sales, with a median near $1,115,000. Most were built in the late 1990s and 2000s with two-car garages and finished lower levels, and many lots back to wooded common area.
Townhouses
Townhouses made up about 47 percent of sales, with a median near $650,000 and a range from about $515,000 to $900,000. Most are three-level homes with garages, set in clusters close to trails and retail.
Broadlands South
The southern sections, built mainly in the 2000s, hold a large share of the detached houses and appear often in recent sales. They sit closer to Brambleton and connect to the same trail network and association amenities.
Demott & Silver
A Van Metre section of townhouses and townhouse-style condominiums built in the 2020s toward the Silver Line’s Ashburn station. It accounted for 26 of the past year’s sales and shares the wider Broadlands amenities.
Condominiums
Condominiums are a very small part of Broadlands, with only three sales in the past year, each near $470,000 to $505,000. Buyers set on a condominium will find more choice in Ashburn and Brambleton.
Open Space and Amenities
The plan preserved wetlands and stream valleys, now crossed by trails. The association maintains three pools, a community center with a fitness center, and tennis courts, funded by fees that buyers should review with the resale documents.
