Kingstowne is a planned community in Fairfax County that uses an Alexandria postal address, centered on the intersection of South Van Dorn Street and Kingstowne Boulevard. The Halle Companies began building it in the 1980s, and most homes that sell here date from the 1980s and 1990s. This page follows the Census-defined Kingstowne area, which also takes in adjoining communities such as Manchester Lakes along Beulah Street.
Townhouses are the dominant home type and account for about two-thirds of recent sales. They range from two-level brick-front models to three-level homes with garages. Detached houses, mostly 1990s colonials on modest lots, make up roughly a fifth of sales, and garden-style condominiums provide the lowest price points. A few newer sections were added in the 2010s and 2020s, including the Crest of Alexandria off Telegraph Road at the southern end.
The community association maintains miles of paved trails, community centers with pools and fitness rooms, tennis courts and tot lots. Kingstowne Lake, near the town center, has a walking loop. Kingstowne Towne Center and the neighboring shopping centers hold supermarkets, a cinema, restaurants and everyday services, so most errands stay within a mile or two of home. Additional grocery and retail options are a short drive south toward Telegraph Road.
There is no Metrorail station inside Kingstowne. Franconia-Springfield, the Blue Line terminus with Virginia Railway Express service, is to the west, and Van Dorn Street station is to the north; Fairfax Connector buses link the community to both. Drivers reach the Capital Beltway by Van Dorn Street and I-95 by the Franconia-Springfield Parkway. Fort Belvoir borders the area to the south. Traffic on Van Dorn Street and Beulah Street is heavy at peak hours.
