Ballston is the western anchor of Arlington’s Orange and Silver Line corridor, centered on the Ballston-MU Metro station along Wilson and Fairfax Drive. Over the past few decades it has grown into a dense urban center of offices, high-rise residences, and retail, while the surrounding blocks remain residential.
Most homes in Ballston’s core are condominiums and apartments in mid- and high-rise buildings, many with fitness centers, concierge service, and garage parking. Garden-style condominiums and townhouses fill in around the edges, and single-family homes line the streets of neighboring areas such as Ashton Heights and Bluemont.
Ballston Quarter, the redeveloped mall, offers restaurants, shops, and a food hall, and the Capitals practice facility sits above it. Grocery stores, fitness studios, and services are within a few blocks of the Metro, and Bluemont Park and the Custis and W&OD Trails are nearby.
Ballston-MU station puts downtown DC about 20 minutes away and Tysons a short ride west, and I-66 runs along the neighborhood’s northern edge.
Ballston offers high-rise condo living with Metro, shopping, and trails at the door, plus residential streets within walking distance.
