Friendship Heights is a small village in Montgomery County, directly across Western Avenue from Washington DC, with a Chevy Chase mailing address. It covers about 34 acres bounded by Wisconsin Avenue, Willard Avenue and Somerset Terrace. It is unincorporated but has operated as a special tax district since 1914, with an elected village council that provides local services. This page covers the Maryland village only, not the DC neighborhood of the same name across the line.
The housing is almost entirely high-rise. All 75 sales in the past year were condominium units, in buildings from the 1960s, 1970s and 1980s. The Willoughby accounted for about half of them; the Carleton, the Elizabeth and 4620 North Park Avenue supplied the rest. Several other towers in the village, including Highland House and 4615 North Park, are rental apartment buildings. Units run from compact units to large multi-bedroom residences, and prices in the past year ranged from $149,000 to nearly $1.5 million.
Daily life happens on foot. The Friendship Heights Village Center on South Park Avenue hosts classes, concerts and programs, and a village shuttle bus circles the residential buildings, the Village Center, nearby shopping and the Metro station. Wisconsin Avenue, at the eastern edge, has shops, restaurants, services and offices on both the Maryland and DC sides, and its retail mix has been changing as older centers are redeveloped.
The Friendship Heights station on the Red Line is at Wisconsin and Western avenues, just outside the village boundary and a short walk from every building. Buses run along Wisconsin Avenue toward Bethesda and into DC. Drivers use Wisconsin Avenue and River Road. The trade-offs are those of any high-rise district: monthly condominium fees, garage parking in place of driveways and traffic on Wisconsin Avenue.
