NoMa — short for North of Massachusetts Avenue — is the district that grew up north of Union Station after the NoMa-Gallaudet Metro station opened in 2004. Its core runs from Massachusetts Avenue north to about Q Street, between North Capitol Street and the Amtrak and MARC rail tracks, with Capitol Hill to the south and Eckington to the north.
Most of the new buildings in NoMa’s core are rental apartments, and condominiums are relatively few. Buyers here usually look at a small number of condo buildings and at the brick rowhouses from the 1890s to the 1920s on the blocks just east of the tracks, along 2nd, 3rd, and 4th Streets NE and I, K, and L Streets — which is why this page’s market snapshot includes those blocks.
Daily life is modern and transit-oriented. The historic Uline Arena, where the Beatles played their first U.S. concert, was renovated and reopened with an REI store in 2020, and Union Market’s food hall and shops are a few minutes northeast. Small parks built by the neighborhood’s business improvement district, including Alethia Tanner Park along the trail, add green space to a dense district.
NoMa-Gallaudet station on the Red Line sits at the center of the neighborhood, Union Station adds Amtrak, MARC, and VRE service a few blocks south, and the Metropolitan Branch Trail runs north–south through NoMa for cyclists.
I enjoy showing NoMa because it combines newer condos and classic Capitol Hill-style rowhouses with some of the best rail access in the region.
